CTP, Europe’s largest listed owner, developer, and manager of logistics and industrial real estate by gross lettable area, has acquired a roughly 65,000-square-meter commercial plot at Hellbachstraße 81 in Recklinghausen. On the site, CTP plans to develop a modern business park for industrial, commercial, and production-related uses. The existing buildings were most recently used by Ball Beverage Packaging Recklinghausen GmbH as a production site for aluminum beverage cans before operations ceased in August 2017, and are to be demolished as part of the development. The sellers of the property are Ball Beverage Packaging Recklinghausen GmbH and a community of heirs. The parties have agreed not to disclose the purchase price.
Planned Uses and Timeline for the New Business Park
The plan is to develop flexible commercial space for production, distribution, light industrial, and research and development uses. In addition, the site is intended to provide space for local and regional service businesses. Modern office, social, and community areas are also planned. The next steps are to finalize the plans together with the City of Recklinghausen and begin preparations for demolishing the existing buildings. The first units are expected to be completed by mid-2028.

In addition to its proximity to the A43 motorway, the site has direct access to public transport via Recklinghausen Süd station, with S-Bahn and regional rail connections as well as several bus lines. The location also benefits from its position within one of Europe’s most significant economic and industrial regions.
